Tips for Staging Your House
While there are professionals who can stage your home for a price, you can do the job yourself if you understand what it takes to entice potential homebuyers. Staging your home to sell may involve making changes that you personally may not choose for your living space. However, it is necessary to make these changes in order to make your interior and exterior space more appealing to potential buyers. There are some universal things all homeowners can do to improve their selling chances.
First, take a look at the outside of your home. If you didn't already live there, what would you think? How does the landscaping look? The driveway? Check out the quality and placement of your exterior elements including lighting and try to think the way someone who was looking to purchase a home would think. First impressions are extremely important, and let's face it – the exterior is the first part of your home that people see. So make sure the outside of your home looks just as good as the inside.
Staging your home on the inside also involves many different factors of design. The first thing you should do is a clutter check. Are there too many objects sitting around your home that may turn off potential buyers? While these may be treasures to you they are best packed away out of sight. Showcase a few key pieces and eliminate any unnecessary clutter that you may find. Airy, breezy, open spaces with flowing energy are appealing to potential homebuyers and clutter can block this energy.
Also when staging your house take a look at the colors around you. There are books in which you can study the psychological effects of different colors on the brain. Also light colors make small rooms look more spacious while dark colors can make large rooms seem cozier. Clever use of color is another way to make your home enticing. You should even consider aromatherapy, such as scented candles or an oil burner in a scent like apple pie or vanilla. When all the pieces are put together you can present a house that is a gem for eager buyers. And of course, you should make sure your home is as clean as possible because nothing is more off-putting to house shoppers than a dirty house.
