At first, staged homes might sound like something off a Hollywood movie set. In a way, this is a reasonable comparison because you are presenting a certain image. Staging to sell your home means preparing it in such a way that potential homebuyers find it appealing and want to make an offer. While there are professionals in bigger cities who specialize in home staging, this is something you can do yourself or with the advice of your real estate agent. Many agents are schooled in home presentation.

When staging for sale, there are some basic rules that apply to every home. First of all, your home should be spotless. It should be cleaner than it has ever been, like a showcase home that has never been lived in. If this means hiring a cleaning crew to do the job, it is money well spent. Don't forget about fragrancing your home with a gentle scent that doesn't overpower but smells like home, such as apple pie or kitchen spice. Aromatherapy is more important than many people realize and is part of the staging experience.

Another part of staging for sale is arranging furniture the right way. There should never be clutter and the home should flow naturally from one area to another. Even if you have beloved keepsakes pack them away because you want people to picture themselves in the house, not you. Light neutral colors and a minimalistic approach is thought to work well. Also, think of your home like a model house. Remove personal toiletries from the bathroom and little touches that make the home yours so others can project their own desires onto the space.

Staged homes have an advantage over homes that have not been staged. The reason for this is simple, presentation is everything when it comes to sales. Imagine two identical homes – one staged perfectly and one left as is, with clutter and personal items everywhere. You would most likely choose the staged home because it is easier to think about where you would put your things and there is just a higher level of quality to properly staged properties. Whether you do the job on your own or hire someone, make sure you complete home staging before placing your house up for sale.
